An inspection documents the visible condition of accessible areas on the day of the appointment. Concealed, obstructed, locked, unsafe, snow-covered, or otherwise inaccessible areas may not be inspected. An inspection cannot predict future performance, and no inspection can identify every condition.

Where a finding calls for repair or further evaluation, the appropriate next step is a qualified, licensed professional in that trade. Repair costs should be confirmed by qualified contractors who can evaluate the required work.
