Seven Signs of a Moisture Problem in a Toronto or GTA Property

Quick answer: The seven most reliable warning signs of a moisture problem are a musty odour, staining on ceilings or walls, peeling paint or soft and swollen materials, persistent condensation on windows, a damp basement or crawl space, attic staining or frost, and exterior drainage faults such as clogged gutters or negative grading. Each one has a source. Cosmetic repairs that skip the source do not solve anything.

Water damage almost never starts as an emergency. It starts as something you get used to.

The smell you stop noticing after a month. The small stain on the ceiling that has not grown. The baseboard in the corner that feels a bit soft. By the time a moisture problem is obvious, it has usually been running for a while.

Toronto and the GTA make this worse than most places. Heavy summer storms, aging sewer infrastructure, humid Julys, clay soil that holds water against foundations, and a freeze and thaw cycle that opens up masonry every winter. Then add finished basements, added units, and renovations that changed how a building was originally meant to breathe.

Here are the seven signs, and what each usually means.

1. A musty smell

Smell is the earliest and most underrated indicator.

That damp, earthy odour comes from microbial growth on wet material, and it means something has been wet long enough to support it. It is often strongest at the bottom of the basement stairs, in a closet on an exterior wall, in a crawl space, or right after the HVAC system kicks on and starts moving air through the house.

If the smell gets worse after rain or during humid weather, that points toward water entry or a ventilation shortfall. If it is constant regardless of weather, look at plumbing.

Buyers, take this seriously even when the house is spotless. A clean house and a wet house are not mutually exclusive.

2. Staining on ceilings, walls, or trim

Brown rings, yellow patches, dark shadows in a corner, or bubbling paint all indicate water has moved through the material.

Where the stain sits usually tells you where to look:

  • Ceiling stain directly under a bathroom points to a fixture, supply line, or failed tub or shower surround
  • Ceiling stain on the top floor points to the roof, flashing, or attic condensation
  • Stain running down from a window head points to failed exterior sealant or flashing
  • Stain at the base of an exterior wall points to grading, foundation, or a slab issue
  • Stain in a condo unit may originate in the unit above or in a common element pipe, which changes who is responsible for the repair

A stain does not necessarily mean an active leak. It means something happened. Whether it is still happening is exactly what needs to be determined, and that is where a moisture meter earns its place.

3. Peeling paint, soft drywall, or swollen materials

Materials tell you when they have been wet.

Blistered paint, drywall that gives when you press it, swollen baseboards with a dark line along the bottom, cupped hardwood, tiles that sound hollow, and delaminating cabinet bases under a sink are all evidence.

Watch for the opposite tell too: one wall of fresh paint in an otherwise unpainted basement, or a single new section of baseboard. Cosmetic work does hide a stain. It does not do anything about the water that caused it, and in a pre-purchase inspection that kind of localised repair is a flag worth asking about directly.

4. Condensation on windows and cold surfaces

Some condensation on the coldest nights of the year is normal. Water running down the glass every morning from December to March is not.

Persistent window condensation usually means indoor humidity is too high for the surface temperature of the glass, which comes back to some combination of:

  • Bath fans that are not used, are undersized, or are not actually moving air
  • A range hood that recirculates instead of venting outside
  • A humidifier left at a winter setting that is too high
  • A dryer venting into the house, or a blocked dryer duct
  • Poor air circulation in a closed off room
  • Failed sealed units, if the fog is between the panes rather than on the room side

If the moisture keeps running down onto the sill, it will eventually rot the sill, damage the drywall below, and support growth in the corners of the frame. Fix the humidity source, not the symptom.

5. A damp basement or crawl space

Basements sit against soil, so they are the first place a drainage problem shows up.

Look for wet or discoloured floors after rain, damp block or poured walls, efflorescence, rust at the base of steel columns and on appliance feet, water lines on stored boxes, and a sump pit that either runs constantly or looks like it has never run at all.

In older GTA homes the usual sources are a short list: grading pitched toward the house, downspouts discharging at the foundation, blocked or collapsed weeping tile, foundation cracks, a window well with no drainage, or a floor drain connected to a sewer that surcharges in heavy rain.

That last one is a Toronto specific issue worth planning for. The City's Basement Flooding Protection Subsidy Program was expanded on 1 May 2026 and now offers up to $6,650 per property toward backwater valves, sump pumps, battery backup, a home plumbing assessment, and severing weeping tile connections. If your basement has taken water, start there.

6. Attic staining, frost, or poor ventilation

Nobody checks the attic until there is a stain on the bedroom ceiling.

Signs of an attic moisture problem include dark or blotchy roof sheathing, frost on the underside of the deck in winter, insulation that is matted down and damp, blocked soffit vents, and a bathroom exhaust duct that ends inside the attic instead of at a proper exterior termination.

The mechanism is simple. Warm humid indoor air leaks up through gaps around light fixtures, the attic hatch, and plumbing stacks. It hits a cold roof deck and condenses. If ventilation is adequate, that moisture dries. If it is not, it accumulates, and over several winters you get stained sheathing, degraded insulation performance, ice damming at the eaves, and shortened roof life.

7. Exterior drainage and roof faults

Most interior moisture problems begin outside, and the exterior clues are usually easier to spot.

Check for gutters full of debris, downspouts that end at the foundation, staining on siding or brick below a gutter joint, deteriorated mortar, missing or lifted shingles, damaged flashing at chimneys and valleys, and low ground that ponds after rain. On condos and commercial buildings, add balcony and roof drainage, since a blocked scupper can move a lot of water into a wall assembly quickly.

Do the outside walk during or right after heavy rain if you can. Ten minutes in bad weather tells you more than an hour on a dry day.

What tools can and cannot tell you

A moisture meter gives a reading for a specific material at a specific point, which is how you distinguish an old stain from an active leak. Readings need interpretation, since the same number means different things in drywall, plaster, and wood.

An infrared camera shows surface temperature differences. Wet material and missing insulation often read cooler, which makes thermal imaging useful for finding areas worth checking. It does not see through walls, and it does not identify mould.

Air or surface sampling for mould has a role, but only when there is a clear question to answer. Sampling before finding the water source produces a lab report and no solution. Mould inspection and indoor air quality testing work best as a follow-up to a visual inspection, not a replacement for one.

What to do if you see these signs

Document before you repair. Photograph the area, note the date, and note the conditions. Whether it appears after rain, after a shower, during a cold snap, or when the laundry runs is the most useful diagnostic information you have.

Do not paint over it. Sealing a stain removes your only visible indicator that the problem is still active.

Find the source before the remediation quote. Any contractor willing to price a repair without identifying where the water is coming from is pricing a repeat visit.

If you are buying, ask about it during the conditional period, not after closing. If you are selling, deal with it before it becomes a negotiating point. If you are a landlord or property manager, log repeat complaints and keep the repair records, because a documented history protects you.
